Do we get the entire deposit back at the end of the stay?

Once your stay comes to an end, we evaluate the condition of the accommodation. If there are not any damages in the flat/room, you will get the whole sum of the deposit back. In case you broke something or in case there are things missing in the room/apartment (keys for example), we will keep a portion or the entire sum of the deposit to compensate the costs.

Also, if the utilities usage (water, gas or electricity) was higher than speculated for the monthly costs, the difference in costs will be deducted from the deposit


What is the deposit?

The deposit is an amount paid to cover any damages or breakages that might occur during your stay in the apartment. The deposit is returned at the end of the stay once the checkout is passed and you return the keys. It may be in cash or by bank transfer depending on the apartment and conditions agreed on.

 


How much will the deposit be?

When making a search on our website, apart from the apartment details, you are also given all the prices, where you can find the exact amount of the deposit for your chosen accommodation. The deposit depends on the number of people in the apartment, the landlord and the season of the year.

What should I do if I have an urgent problem with the apartment?

When you sign the contract all our contact details will be given to you in case of an emergency.

Urgent problems: In case of an urgent problem during your stay in the apartment do not delay in contacting us, either at our office number during business hours or at the mobile number outside business hours so that we can help you promptly.

Other problems: In case that the problem is not urgent you can email us at info@barcelona-home.com. The emails will only be received during office hours and will be answered within 24 hours.
We are not responsible over any charge you may occur if you choose to solve the problem yourself.

What do the apartments of Barcelona-home include?

- Generally apartments include a kitchen, livingroom, one bathroom and "X" amount of rooms depending on how big the apartment is. Barcelona-home has fully equipped rooms and apartments and most of them have dishwasher, refrigerator and other important  facilities like heaters and AC.

- We always check that all of the utilities (gas, water and electricity) are fully funcional before you move into the apartment.

- Almost all of our apartments are furnished.


What types of apartments does Barcelona-home offer?

Barcelona-home will provide you with apartments, houses, studios and lofts of maximum quality and comfort in any zone of Catalunya. Especially in the popular city centre of Barcelona. All flats are conveniently well situated within short ditsance to the beach, the port and city centre, where you will find the best shops, and restaurants.

We have apartments from one to six rooms, all with the possibility of being furnished or unfurnished. The accommodations come fully equipped with necessary appliances, like air conditioning, heating, lift etc, to fit your preferences. Some houses also come with garden, pool and a variety of amenities tailored to fit your every need.


What steps should I follow to rent an apartment?

1. Choose your apartment through our web form. We offer apartments with 1 room, up to 6 rooms.

2. We organize the contract between the two parties (landlord and yourself). 

3. Contract: includes the rights and obligations of the renter, as well as the landlord, the duration of the stay, amount of rent etc.


What do Barcelona-home rooms include?

1. The rooms include rights to a kitchen and bathroom. The flat can be shared between one or more people, with respect to the number of rooms in the flat. Possibility of exterior window or internal ventilation shoots are optional.

2. Barcelona-home offers fully equipped flats and apartments, with electrical appliances and other services such as air conditioning and heating.


Renting a room?

Renting a room has a similar process to renting an apartment, only diference being that the cost is much less. You can choose the size and location of the flat to share and if you would like to live with students or not.

No contract exists when you rent a room through Barcelona-home. We will put you in contact with the landlord so that you can come to a mutual agreement with the regulations relative to renting the apartment and other costs involved.

Renting a room is an ideal option for people with fixed budgets and who wish to meet new people. The rooms are mostly rented out to students and professionals under the age of 30.


What steps should I follow to rent a room?

1. Choose your room through our web form. We offer various rooms in apartments from 1 to 6 rooms.

2. We manage and organize the rent for both parties involved (landlord and yourself).

3. Accept the living norms and policies of Barcelona-home: includes the rights and obligations of the renter.


Luxury accommodation

Barcelona-home also offers luxury accommodation including duplexes, family houses, suites and apartments, that can include cleaning and door services, big gardens, pool, tennis courts, covered parking, etc.

Our luxurious apartments are fashionable, modern and comfortable. They are professionally decorated and finished in detail. They include whichever type of complementary service you desire, like weekly or even daily cleaning service.

These are apartments up to date to contemporary styles, great lighting, with terrace, pool, plasma TVs, jacuzzi and they are also very spacious. They are located in the very best neighbourhoods of Barcelona, with great views of the city and are very well situated with the city centre (Plaza Catalunya and Las Ramblas) close by.


What steps should I follow to rent a luxurious accommodation?

2. We organize and set forth the contract between the parties involved (landlord and yourself). 

3. Contract in Spanish includes: the duration of the stay, your responsibilities as a renter and the responsibilities of the landlord.


What is a short-term rental and what does it offer?

A short-term rental  refers to a duration of stay from 1 to 11 months.

Renting an apartment for short-term stays is the best option to save money and get the privacy of having your own accommodation, avoiding the high costs of a hotel and offering you the opportunity of fully integrating yourself to the Catalan culture.

Our flats are located within the Barcelona city limits, giving you various options on choosing the right neighborhood for you, with the majority of them being close to the city centre (Plaza Catalunya and Las Ramblas).


What advantages or discounts can I get renting with Barcelona-home?

- You will be able to enter your flat instantly when you arrive in Barcelona.

- You can also consult our last minute offers, which in many cases are very beneficial and you can count on up to a 25% discount.

- Students can receive special prices.


What is a long-term rental and what does it offer?

A rental is considered annual when its duration is over 11 months. Barcelona-home offers you a wide range of apartments available to rent annually:
- We offer everything from studios to six room apartments, luxury apartments,  etc.

- We always guarantee the best prices.

- Furnished or non-furnished flats.

- In many of the apartments you will find the possibility of having personal parking and you can also count on the utilities being fully functional.


What does the check-out cleaning service include?

The check-out cleaning service includes the cleaning of the entire apartment, except for the kitchen utilities and the refrigerator/freezer. These cleaning responsibilities are up to the tenant and if they are not fullfilled, it can result in an extra charge.


What is the check-in cost?

There is only a check-in cost when the check-in to an apartment is made outside office hours or outside regular business days.


Are the rooms in shared flats exclusively for students?

The shared flats are exclusively for students and for people under the age of 35.


What happens with the keys to the apartment?

When you do the check-in we will give you the keys. These should be returned when your contract ends. If they are not, an additional cost will be incurred.


When and where do I get the keys?

Normally, we give you the keys when you do the check-in at our office. Please note that in order to receive the keys, you have to sign all the documentation and all payments must have been made for the accommodation.


Do we need to bring anything to the flat?

All our temporary flats that are not for anual rental are equipped and furnished.

* However, if your stay is over 30 days there are normally no towels. You need to provide them yourself or Barcelona-home can provide towels at an extra cost. Sheets and blankets are already in the apartment.


If I live in a flat with a gas tank, should I refill the tank myself?

Yes, you should refill the bottle yourself, it is not the responsibility of  Barcelona-home to make sure that you have gas. If you run out of gas, you need to contact the state service to get them refilled.


Will the flat be clean when we move in?

Yes, the flat will be clean upon your arrival and the day you leave you should leave everything in the same state as you found it. Everytime a new guest enters the accommodation the flat is cleaned and conditioned for a new stay.


What days and times can we move in and move out of the flat?

The check-in to any of our apartments should happen during our office hours.

Office Hours:  Monday to Friday from 10.00-13.30 and 15.00-18.30.

Outside office hours: If you need to move in outside of our office hours, there will be an extra charge. For more information and special arrangements contact Barcelona-home. Check-outs should be done before 12pm.


Responsibilities

Barcelona-home act as an intermediary between the client and the landlords who own the flats we are renting out to you. We are responsible for the reservation process. However, we are not responsible for any problems that may occur in the apartment. We can therefore not be responsible for delays, accidents, losses, changes of prices, damages or breakdowns, etc. (neither for persons nor objects) that might occur during your stay in any one of the flats.

The descriptions of the flats that appear on our website are supplied to us by the landlords so we cannot take any responsibility if they contain errors or misleading information.  If, for some reason, it is not possible to move into the flat or if you have to move out for reasons out of our control, we reserve the right to offer an alternative flat to the client which we will not be responsible to pay for.  We will only do this if the client and the landlord are both happy with the decision.

Barcelona-Home does not take responsibility for:
- Errors, omissions or incorrect information regarding apartments.
- Counterfeiting by owners or third parties.
- Damages and personal breakages or injuries occurred in one of the accommodations or language schools presented in our web-page during the stay contracted by Barcelona-home.
- Discussions between a client and a third party.
- The content of the links to other websites located on our website.
- Our company reserves the right to carry out changes in prices and public information on these website without prior notice.
- If you choose to send us your reservation fee by bank transfer, Barcelona-home will not be responsible for any bank charges and the same rule applies if we are transferring back to you.

Barcelona-home states that all the properties advertised on the web page are administered by the landlord. Consequently, Barcelona-home is only in charge of the publicity of each of the properties advertised and the booking. Therefore, any kind of incident, request and/or complaint regarding the property itself must be dealt with by the landlord. If you find yourself in any of these situations, you can notify Barcelona-home and we will contact the landlord on your behalf.


The process of moving into an apartment

You should contact our company in order to organize a meeting with us when you arrive to Barcelona. Furthermore, you will need to come to our office to make the payment of any outstanding funds due (we do not accept credit cards or checks).

You also need to show the following documentation when you arrive to Barcelona-home:

-photocopy of each person´s original passport

-papers showing whether you are here to study or work, and details of where this will be.


Is Barcelona-home responsible for any changes to the properties (performed by the landlord) before, after or during the rental period?

We will inform you if the owner of the flat or of the room that you are renting (or you are trying to rent) makes any changes. Barcelona-home cannot be responsible since we only act as mediators and therefore are unable to take reponsibility for the actual property.

How do I pay the rent?

The rent can be paid either in cash at our office, or via bank transfer. However, we prefer to discuss this with each tenant in order to decide what the best option will be in every case. If you prefer or need an alternative way of payment you can discuss it with us at info@barcelona-home.com


What are the accepted methods of payment?

We can only accept payments in cash or by bank transfers. Any commission added to your bank transfer should be accounted for. We will need the full amount and commission will be at your cost.

Payments by credit card or traveler´s checks are not accepted.


When and how do I have to pay the rent for my flat or room?

You can choose to pay your rent in two different ways:

In advance:
When you first collect the keys, you can pay the total amount  for the total duration of the stay.

Monthly: The total amount is divided into monthly payments.

In both alternatives a deposit must be paid in advance.


How do we pay the bills for water, gas and electricity?

If your accommodation has a set amount in gas/electricity/water it is payed in advance every month. At the end of your stay we will calculate what you have spent. If you have used less than you have paid for, we will give the difference back to you. If you have used more than you have paid for, we will ask you to pay the difference.

How do we let Barcelona-home know that we are leaving the flat on the date agreed in the contract?

You need to stop by the office one week before your contract ends and confirm the date and time you are going to move out. You must do this in order for us to be able to meet you at your flat/room the day when you should do the check out.


Can we change flats after we have moved into a flat?

No, once you have chosen, reserved, moved in and signed the contract for the flat, you are bound by the rules of that contract. However, since the contract is between you and the landlord, if an agreement can be reached between the both of you, our company will be happy to help in any way possible.


Reservations


If I have made a payment for an apartment in advance, will I get my money back if i decide to no longer move into the flat as agreed?

In such case that the interested party of the apartment decides to cancel the present reservation, having already made the inicial reservation payment, the amount paid to reserve the apartment in non-refundable and will be accounted as administrative costs. The reservation  will only be valid until the day of entry to the apartment, in which you will be asked to pay the rest of the amount  due for your stay. If no payment is made for the remaining amount, you will lose the reservation and the amount associated with making such reservation or inicial payment.


If I reserve a flat or room over the Internet and I do not like it when I arrive, can I ask for a full refund?

No, unfortunately not. A reservation is always considered as the final decision and it will not be possible to refund the money even though you have not moved into the flat or into the room.
However, what Barcelona-home can do is try to find another tenant for the flat/room as soon as possible. When we have found someone else and that person has moved in, you will not have to pay the rent any longer. We can then offer you another option for accommodation.


When will I receive the confirmation of the reservation?

A reservation is confirmed when we receive the fax showing your bank transfer. If two reservations have been made at the same time, we have to accept the reservation of the person whose fax arrived first on a "first come - first served" basis.


Can I request to live in a shared flat with girls or boys only?

No, unfortunately it is not possible to make such requests. The gender of the people living in our shared flats varies. It might be girls, boys, couples or mixed.


How to confirm a reservation

1- After you have made the reservation payment, please send a fax to the following fax number (+34) 932 893 630 including:
- A photocopy of your passport
- Your email address
- The date of arrival and departure
- The name of the reserved apartment or room

2- After sending the fax please call us on +34 934 231 270 to confirm that it has been received successfully.
